Among a host of other housing indicators, the National Association of Realtors' Pending Home Sales Index has shown a declining trend in home selling and buying activity nationwide. That's not much of a surprise considering the economic and job market trends, but we've got a bit of silver lining around here.

Enough of the doom and gloom! I know you've heard this before, but now is truly the time to buy or sell a home in our Western New York area. That's not false hope speaking. That's not real estate broker hype. That's a statement that is grounded in fact. Here's what I'm talking about.

Don't believe all that you hear from the so called "experts"! Now is a good time to be in the residential housing market. Here's why. Home affordability conditions in WNY are optimum right now. Mortgage rates are low. Home values are stabilizing at reasonable levels in our neck of the woods. Bottom line is savvy buyers know that they can get a lot of house for an affordable monthly mortgage. Now is the perfect time to move up to that "dream house."
